IGA cut back the size of their supermarket and significantly reduced their footprint from 1,000m2 to 330m2 and changed to an inferior brand being Friendly Grocer. FG was performing very poorly, causing the specialty tenants to suffer greatly in their trade. A poorly performing anchor tenant, being a centres supermarket, can be highly detrimental to the success or demise of a centre.
Conducted research for supermarket demand based on local demographic data and ABS statistics.
Friendly Grocer was heavily in arrears and struggling, managed this exit process, collected all arrears, facilitated make-good.
Introduced Grosco by Exotic Grocer Supermarket to replace the Friendly Grocer, restored the size of the supermarket to its original 1,000m2 footprint, trippling the size of the anchor tenant and breathing new life into the centre.
